It is important that both client and contractor alike understand all applicable factors of the build before proceeding with any one step.  Some builders control the variables by restricting your lot, design, and/or finishing options, never considering what you actually want or need.  Other builders ignore the variables and hastily sign a contract based on best case scenario, leading to an over budget and untimely completion.  Sadly, it is easy to set yourself up for failure without the right tools for the job.
